Major Projects & Improvements
Several important projects were completed in 2025:
Pipe Replacement Planning
The Board reviewed four engineering proposals related to the planning and execution of the larger pipe replacement project. While a final firm has not yet been selected, the groundwork has been laid, and the incoming Board will be well-positioned to move forward efficiently.
Heat Tape Installation
Heat tape has now been installed in the remaining buildings’ downspouts. This proactive step should help reduce the risk of freeze-related damage and limit future repair costs.
New Railings
New aluminum railings have been installed at older exterior stair locations, improving both safety and appearance.
Line Painting
Parking lot line painting was completed in 2025, refreshing common areas and improving clarity and organization.
Clubhouse Upgrades
Several upgrades were completed using Reserve Funds:
- New security cameras were installed at the clubhouse.
- The clubhouse air conditioning unit was replaced.
These improvements help maintain both the comfort and security of our shared amenities.
Looking Ahead
While 2025 presented some infrastructure-related challenges, it was also a year of steady progress and responsible oversight. The work completed this year positions the corporation well for continued improvements in 2026.
