New Things 2021

In 2022 the board did not raise condo fees, and this was in large part due to an insurance premium decrease of 38%. We still have the same coverage but with the added burden of a large payment.

Over the past 5 years, the board has taken the approach of not submitting insurance claims. This is why you see that in 2020 we were in the red. If we make insurance claims it will catapult our insurance premiums to double, triple, or even quadruple what it was in 2020. Something other condos, cities, and municipalities in Canada have been faced with. We only reserve insurance claims for fire. Continuing this policy in the future will manage our budget much more effectively.

Owners should rely on their unit insurance for things where they are at fault and cause damage to common property or other people’s units. As stated in previous AGMs, you should repair items in your unit like old tubs, seals, and interior unit piping.

 

Smaller Projects

  • This year the property saw many projects undertaken and some of the smaller ones include:
  •  New Parking Lot Lines
  • 3 Garbage Enclosures
  • Installation of PVC Downspouts capable of increase of water flow and low risk to leaf build up.

Other projects of note in 2021:

Mechanical Rooms

The corporation has replaced 2 Hot Water Tanks and 3 Boilers this year. Before installing the new equipment, we took up the old gypcrete and examined the wood substructure. In some cases the wood flooring was replaced, then waterproofed, and a new concrete floor was poured. Onto this cement floor, we installed vinyl cove flooring to reduce the chance of water spreading out to units and down into other floors below.

We are hoping in 2022 to see some other mechanical room work with the same procedure outlined. Buildings that saw replacements this year were, 9-1, 6-2, 5-2.

Tennis court

After many years of promise, the corporation finally renewed the tennis courts. The board decided to combine the concept of a sit-down park and a more functional court space. Now before this work commenced the board anticipated that there would be issues with people who don’t live here using our court. But we never imagined to what extent. We had people driving to this private property and trespassing just to use it. These individuals became overly aggressive when told to leave. Hence the gate was locked until we could install a fobbed gate.

We also expect that when this new fobbed gate does get installed residents will not allow people who they did not invite to enter this area. Doing so will get your fob banned. Please instruct your children on this concept. Rules have been posted on the fence now, so please follow them.

Painting Property

Funny thing about colour. Everyone has an opinion, and there will always be someone who isn’t satisfied.

This seemed to be the theme of this undertaking. During our meetings, some members of the board wanted a different colour, so they were tasked to find one. Samples were added to the south side of building 7 in the hopes of finding a new colour, but unfortunately what looks great on a chip doesn’t necessarily work in reality.

In the application of all these samples, the board asked residents who passed by what they thought. There was never a clear winner in the 10 colours that were applied. We even gave our colour books to some of these individuals, but most were overwhelmed by the variety and gave the book back, and said just go with the previous colour.

Not all colours look good on this type of vertical surface and grain structure. We even mocked up samples to look at, but again when the colour was applied in reality they looked completely different than we hoped. In the end, a majority of the board went back to the original colour painted 11 years ago. In 2031 maybe we will paint it purple with pink polka dots as suggested by one individual. Only time will tell.

New Stairs for Testing

Two years ago the board discussed our entrance stairs. The board knew that at some point we would need a full replacement, but because we were still searching for a good stair system, the board decided to repair what we had.

This year the discussion came back to what to do with the stairs. We looked at an aluminum stair option where it would have grips up along the outer areas for winter and a flatter walkway in the middle. We were also presented with a fiberglass textured wooded option that looked promising, however, in the long run, aluminum might outperform wood.

It was felt that if we installed one of both options we could see which one worked the best in all weather conditions. Unfortunately, the price of aluminum was soaring and wasn’t cost-effective. We did however purchase and install one fiberglass surfaced wood stair system at the back of building 2-1.

We invite all residents to try them out. There is one issue with these wooden stairs, and that is they are loud when walking on them. The board likes the grip of them even when wet, and the depth of them, but the sound is somewhat a concern. There may be options to reduce this sound from opening up the sides or insulating them somehow. No solution has been found as of yet.

On the aluminum front, future prices are coming back down and we may yet introduce a sample of this. In the meantime take a look at the back of 2-1.

Parking Lot Lighting

There has been concern over the past few years for safety walking through the parking area. Break-ins and stolen vehicles have happened. The light posts that were there were not useful in any way. This year the board opted to install seven 20 foot LED light standards. These have turned out better than imagined. We are hoping to continue this in 2022. Lights for the fronts of buildings 1 and 2 should be looked at next, as well as new LED lighting for walkways and the central park area. LED lighting has brought down our electrical budget considerably since introducing new lights in common hallways and hope these other lights will reduce these bills further.

Building 5 Retaining wall
Over the years we have had residents at the front of building 5 complain about the ground cover especially when it rains. This year the board installed a retaining wall and Rundle Rock. We think it looks fabulous and would like to continue more of this kind of application throughout the property. We know that building 3 is looking for options for their frontscape. The treed area next to the Clubhouse should also be looked at next year.

General parking

There seems to be a misunderstanding by some residents that any stall is for the taking. Every unit has a stall specifically assigned to it. That is the only stall available to you unless of course, you rent one of the Corporation's stalls for an extra vehicle.

If you are an owner, it is up to you to make sure your renter parks in the correct stall. Visitor parking is not for a resident second car.

We have also noticed that visitors are parking in resident parking or directly in the roadway blocking others from entering and exiting. This needs to stop and everyone needs to tell their visitors to park in visitor parking.

Roadways were becoming a parking lot as well, but since putting up no parking signs and towing vehicles this is starting to improve. If you have deliveries, please turn on your emergency lights and move your articles swiftly into your unit, then come back directly and remove the vehicle from the roadway.

The corporation is considering going to a tag system. Your stall will be printed on a tag that you hang on your rear-view mirror and If you park without a tag or in someone else’s stall you will be towed, or fined. We are also looking at signage for the parking areas.
