Stairs

This year, the board selected Universal Fibreglass for the replacement of aging metal stairs that build wood stairs covered in fibreglass, exactly the like ones they built three years ago at the back of Building 2-1. The fibreglass layer not only enhances grip for safety but also extends the longevity of the wooden structure.

Due to variations in entrance heights across the complex, some buildings have six stairs while others have seven. This difference is caused by the buildings natural settling over time. The next buildings inline to be installed are Building, 6-1 front, 6-2 front, 6-3 front on Nov 20 and Building 6-2 Back, 5-2 Back, 5-1 Back Nov 21. The remainder of building 5 and 3 aim to finish by the end of November, beginning of December weather permitting.

 

Landscaping

The board contracted NGP to do further landscaping to address both aesthetic and functional needs. This included water management solutions for areas prone to pooling, like behind Buildings 2-3, and beautification in areas such as the back of Buildings 3-1, 2-3, 4-1, and the fronts of 4-2. We’re exploring further landscaping in 2025, including options for the front of Building 3-1. However, root interference might impact our ability to dig and install the Rundle Rock there.
Additionally, the hedgerow along Elbow Drive will need attention in 2025. With several lilac plants either dying or dead, a more permanent solution might be a fence line.

LED Lighting for Property

New lighting has been installed at the front of Building 3 and in the playground to improve nighttime visibility and safety. Unfortunately, a single light was installed behind Building 7, which doesn't adequately illuminate the area. Benco Electric has been notified to install a dual light fixture here to provide better coverage. Another light down at the T intersection behind building 2 may also need a light.
Upper Clubhouse
We've undertaken upgrades to the upper clubhouse as well. Alberta Paint refreshed the walls in the library and common room, and Deerfoot Carpet installed vinyl plank flooring, which will make post-event clean-ups easier. To preserve the new finishes, decorations will no longer be permitted on the freshly painted walls due to previous damage from tape and pins.

Pipe Replacement

Your outgoing board believes in transitioning our pipe replacement program from an “as-needed” approach to a complete-building replacement model. The new board should make this a priority and engage all professional trades and begin planning for these upgrades. Notification to the owners and residents should be given well in advance so that they might be able to schedule vacation time.

Boiler Replacement

Three buildings—1-4, 5-3, and 7-3—require new boiler installations, that should be scheduled for replacement in 2025. This work should include an inspection of the existing flooring: the cement base should be removed, wood floorboards inspected and replaced as needed, waterproofed, and then re-cemented. Additionally, cove flooring should be installed to help mitigate potential damage from future leaks in the boiler or hot water tanks.

Heat Tape

We have also approved the continued installation of heat tape in our downspouts, with Benco Electric overseeing this work. We have been informed that this has been completed. This should mitigate ice build-up and prevent downspout breakage and damage to units.

Indigo Parking

To address unauthorized parking in resident and visitor spaces, we have contracted Indigo Parking to manage these areas. Indigo will monitor these spaces and is authorized to tow vehicles illegally parked in resident stalls. Visitor parking remains strictly for visitors and is not intended for residents or neighbouring community members. Visitors are allotted five free 6-hour parking periods per month. After this, there will be a pay-per-hour option, or for stays exceeding 6 hours, additional fees will apply. We've already seen a significant reduction in unauthorized vehicles, which has freed up space for genuine visitors.

Property Cleanliness

We have observed a significant increase in disruptive behaviour from children on the property, including instances where garbage has been removed from bins, scattered around the grounds, and even thrown into the park. The court area, in particular, continues to accumulate a substantial amount of litter despite the board's installation of a designated garbage can.

We will also be installing next year another garbage can, but further cement development will be required to mount that can along with the existing bench.

We ask that all residents ensure children respect communal spaces and use the provided garbage facilities to help us maintain a clean, pleasant environment for everyone.
