Landscaping

This year, the board approved landscaping in three areas: the Clubhouse, the corner of 4-1 where trees were removed, and the back of 7-3, where grass struggles to grow. In various locations, we utilized Rundle Rock, introducing larger stones for added diversity. Additionally, a Blue Spruce was added to 7-3.

 

Mechanical Upgrades

The new hot water tank was installed in 4-1.

Mailbox Upgrades

This year, Canada Post informed the board about failing locks in the mailbox main system, prompting a decision to replace them entirely, except for two buildings that had already undergone upgrades in previous years. The installation of new boxes has been completed.

A reminder, as posted at each building and through electronic notices, is that no stickers or markings should be applied to these new mailboxes. If you wish to avoid receiving junk mail, consider utilizing the option on the Canada Post website to opt-out.

Heat Tape

Following multiple incidents last year where downspouts froze, expanded, and caused water damage when melting, the board is installing commercial heat tape in affected areas. Regular removal of ice spears and snow clearance in front of downspouts is also crucial.

Residents on the bottom floor are urged not to shovel snow onto or around the downspout base, maintaining a 4-foot clearance on all sides. Owners with renters on the bottom floors are requested to ensure their understanding of this directive.
Stair Replacement

Approval was granted this year to replace the front and back entrance stairs and landing areas for all buildings. Initially, Parkland Fiberglass was selected, but due to unforeseen setbacks, the company, now under new ownership as Universal Fibreglass, faced internal challenges and returned all deposits. Discussions with the new company are underway to reassess the project's scope, potential increases in cost, and updated timelines.
If Universal can not meet our needs, or the new quote increases significantly, then new options will have to be examined.

At Building 5, aside from metal stair replacement, the board addressed degrading cement areas under the Ecoflex. The Ecoflex was removed, and cement stairs in the fronts of 5-1, 5-2, and 5-3 were replaced, with new white aluminum railings added.

Clubhouse

The board approved quoting painting of the upstairs area of the clubhouse and exploring alternative flooring options similar to the downstairs area. Once we receive another quote for painting, a decision will be made on all aspects of this project and the companies to proceed with.

Road Repairs

Minimal road and curb repairs were conducted at building 3, and additional roadway areas will be assessed in the upcoming year.
